Hillhaven Apartments is a medium-rise residential building located at 2 Goodwin Tce, Burleigh Heads in Queensland. It is a 10 storey building constructed on the sloping land of the Burleigh Headland. The building structure and facade are approaching 50 years old, and the salt environment has taken its toll on the steel reinforcement and balustrades of the building.
Kane Property Services (KPS) were engaged following a lump sum tender process to undertake remediation works on both ocean facing faces of the building. This involved extensive concrete cancer remediation to the Northern Balconies, followed by the installation of cathodic protection. At the same time all balconies were waterproofed and re-tiled, and balustrades replaced with new.
The Eastern façade outer skin was completely demolished, and re-constructed, along with concrete cancer remediation to concealed structural columns.
All work was completed whilst the building was partially occupied, so planning and coordination with the building manager and body corporate was essential at all times.
